Timing, Not Magic

The honest framing of accelerated depreciation is that it is a timing strategy. It rarely changes the total amount of tax over the life of the asset; it changes when the tax is paid and the character of the gain at sale. Its value therefore depends on the interaction of time value of money, your marginal rates during the hold, the expected holding period, and how you exit.

The Sensitivity Pattern

This is decision-support, not a statutory tax table, but the pattern is consistent:

  • 0–2 years: early-year depreciation value peaks when bonus and cost segregation are used, but recapture sensitivity peaks with it — the deductions and the recapture sit close together in time. Best suited to situations with strong rate arbitrage or exchange planning.
  • 3–5 years: high depreciation value, moderate-to-high recapture sensitivity. Model the sale character explicitly before relying on headline savings.
  • 6–10 years: the range where timing benefits are usually still meaningful and near-term recapture pressure is less extreme.
  • Long hold / refinance / legacy: benefit is driven more by time value and compounding than by near-term exit arbitrage.

Why Short Holds Compress the Benefit

The value of a deduction taken today versus years later comes from discounting. If you sell in year 2, there has been little time for that discount advantage to accumulate before the recapture reverses much of the character benefit. The longer the gap between the front-loaded deduction and the recapture event, the more the time value works in your favor.
