Best Cost Segregation Companies (2026)
Prices below were read off each provider's own live pages on August 4, 2026. Where a company does not publish a price, the table says so rather than guessing.
Our pick — commercial, multifamily & Opportunity Zone
ClickDrag Finance
For commercial, multifamily and self-storage properties from roughly $1 million of depreciable basis upward, and for Opportunity Zone deals, we think we are the strongest option on this page: $4,000–$14,000 published up front against the tens of thousands the engineering firms quote for the same deliverable, returned in days rather than weeks, with an engineering-based method aligned to the IRS Cost Segregation Audit Techniques Guide.
Below that basis, we are not the right answer, and the table shows two providers that beat us on price. That is the honest scope of the claim — see when you should not choose us.
Disclosure: ClickDrag Finance publishes this page and is one of the providers listed. We have tried to be useful rather than flattering, which is why the table shows two competitors that are cheaper than us and why a section below explains when not to choose us. Nobody paid for placement or was excluded.

Prices verified August 4, 2026 against each provider's own website. "Not published" means the provider quotes per engagement rather than listing a rate — a legitimate model for complex properties, but one that makes comparison shopping slower.
How much does a cost segregation study cost?
Published prices start at $495 for a single residential rental and reach $950 for small multi-unit properties. Commercial and multifamily studies from ClickDrag Finance run $4,000–$14,000. The large engineering firms do not publish rates and quote per engagement, commonly from several thousand dollars to $25,000 or more.
The price gap is mostly a scope gap. A $495 study applies established engineering cost tables to a property with few unusual components. A $14,000 study analyses the actual construction documents of a building with site work, specialty systems and hundreds of line items. Both are defensible. They are not doing the same work.
Which companies publish their prices?
Three of the nine listed: Cost Seg Smart, R.E. Cost Seg, and ClickDrag Finance.
KBKG, Engineered Tax Services, CSSI, Madison SPECS and Capstan Tax Strategies all require a quote request. That is defensible for large commercial work where scope genuinely varies. It also means you cannot compare the market without booking several sales calls, which is the single most common reason owners tell us they stalled.
When you should not choose us
You own one residential rental under about $500K of basis. Cost Seg Smart at $495 or R.E. Cost Seg's $950 Rapid Report will serve you better than we will. We are not the cheapest option and do not pretend to be.
Your lender, insurer or CPA requires a licensed engineer to walk the site. Choose a traditional engineering firm. That is a real requirement and we will not talk you out of it.
Your basis is small enough that even our fee outruns the benefit. The $500,000 floor commonly quoted assumes a $40,000–$70,000 study, so it is a pricing artifact rather than a tax rule — at our pricing the line sits materially lower. Below it, the right answer is still to wait.
Where we are the better buy
Commercial and multifamily above roughly $1M of basis. This is where the engineering firms quote tens of thousands and we publish $4,000–$14,000 for the same deliverable, in days rather than weeks.
Self-storage. Our completed studies typically move 30–45% of depreciable basis into 5- and 15-year property, around 40% being typical, because a storage facility is largely a shell wrapped around tenant-serving units. Self-storage cost segregation.
Opportunity Zone deals. OZ investments raise questions most providers do not publish on: zero outside basis, the 30-month substantial improvement test, and what happens on an exit before year 10. Opportunity Zone cost segregation.
How we compared
We visited each provider's own website on August 4, 2026 and recorded the price they publish, or recorded that they publish none. We did not use third-party rankings, including costsegregationreviews.com, which is operated by Cost Seg Smart — one of the firms it ranks. Nothing here is scored or weighted, because a score would smuggle our opinion into what should be a factual table. Providers were selected by whether they appear in the searches buyers actually run for this category.
Common questions
What is the best cost segregation company?
There is no single best provider, because the market splits by property size. For a single residential rental under roughly $500,000 of basis, the cheapest structured-data providers win: Cost Seg Smart starts at $495 and R.E. Cost Seg's Rapid Report is $950 (verified August 2026). For commercial and multifamily properties above roughly $1 million of basis, the choice is between AI-assisted firms like ClickDrag Finance at $4,000–$14,000 and traditional engineering firms such as KBKG, CSSI, Engineered Tax Services, Madison SPECS and Capstan, which quote on request and typically run into the tens of thousands. Match the provider to the property, not to the brand.
How much does a cost segregation study cost?
Verified August 2026: published prices start at $495 for a single residential rental and run to $950 for a small multi-unit. ClickDrag Finance publishes $4,000–$14,000 for commercial and multifamily studies, with $500 to begin. The large traditional engineering firms — KBKG, Engineered Tax Services, CSSI, Madison SPECS, Capstan — do not publish pricing at all and quote per engagement; those engagements commonly run from several thousand dollars to $25,000 or more depending on property size and complexity.
Which cost segregation companies publish their prices?
Few. As of August 2026, Cost Seg Smart, R.E. Cost Seg and ClickDrag Finance publish rates on their own websites. KBKG, Engineered Tax Services, CSSI, Madison SPECS and Capstan Tax Strategies all require you to request a quote. Quote-based pricing is legitimate for genuinely complex properties where scope varies, but it does mean you cannot compare the market without booking several sales calls.
Is the cheapest cost segregation study good enough?
For a straightforward single-family rental or small short-term rental, often yes. A $495 to $950 structured-data study applies established engineering cost tables to a property that has few unusual components, and the output is defensible. The economics change with complexity: on a large commercial building, a self-storage facility, or anything with substantial site work or specialty systems, a detailed engineering-based analysis usually finds meaningfully more short-life property, and the additional deduction is worth many times the fee difference.
When is ClickDrag Finance not the right choice?
Three cases. If you own one residential rental with under about $500,000 of depreciable basis, a $495–$950 provider will serve you better and we will say so. If you need a licensed engineer physically walking the site because your lender, insurer or CPA requires it, choose a traditional engineering firm. And if your depreciable basis is under roughly $500,000 in any configuration, no study of any kind is likely worth its fee.
How should I actually choose between providers?
Ask four questions. What is the depreciable basis, excluding land? Can you use the deduction this year, given your passive-activity position? How long will you hold the property, since recapture at sale reclaims much of a short-hold timing benefit? And does the provider publish a price you can compare, or must you sit through a call to learn it? Those four answers narrow the field faster than any ranking.
